Acquisition/Buyer Representation: Property Politics has represented clients in the assembly of multiple sites for development, located existing facilities to meet client needs and assisted clients in expanding (or right sizing) at current locations. A property acquisition requires an analysis of the client's current and projected needs with sensitivities to cost, productivity and quality of working environment both within and outside the walls of the buildings. The similar principles are applied to our clients whose situations dictate leasehold interests.
Disposition of Interests: Our experiences include a myriad of clients whose circumstances require the disposition of a real estate asset in the most timely and economically beneficial manner allowed by the market at the time. Many factors influence the ultimate price achieved from the marketplace. Our program includes a property evaluation; financing analysis including seller participation and its benefits, if any; sale/leaseback; identifying market appeal and physical condition assessment. These candid indicators derived from the market are evaluated in conjunction with the client's expectations and goals.
The results of this program are used to determine the most likely market for the asset which is then targeted in our efforts to market the property. A continuous re-evaluation is implemented to avoid stagnation of the property in our effort to find the buyer in the shortest period of time at the highest price the market will bear.
