Wal-Mart Stores, Inc. of Bentonville AR retained Wayne D'Amico, CCIM to represent them in the sublease of their 125,000sf Wallingford CT store. Wal-Mart had recently acquired the former Super K-mart a mile south on RT 5 in Wallingford where they openned a larger Super Wal-Mart.
D'Amico's market knowledge and relationships, strategically positioned Wal-Mart to accomplish its goals of mititgating the Ground Lease obligations for this "dark" store. The ultimate deal which took almost 3 years to structure, involved the acquisition of 2 contiguous parcels, expanding the 18 acre site to 24 acres. ALL improvements on the site were razed to make way for a 170,000sf Lowe's Home Improvement Center situated immediately across the street from a Home Depot.
